Following this first round of consultation, we have analysed feedback from respondents and explored ways of incorporating suggestions into the redevelopment of TfL Land on Bollo Lane. Read our report for the first phase of consultation.

Transport for London is developing proposals for the development of land along Bollo Lane to deliver new homes, green spaces and public realm improvements.

We want to work with residents, businesses and the wider community to make a positive and lasting contribution to the local area. This consultation will be an opportunity to tell us what matters to you and how the development of the Bollo Lane site can deliver real benefits to Ealing.

Listening to you

We want to hear from the residents who live and work around Bollo Lane about how our development can make the area better. That’s why we are holding a series of consultation events and activities over the coming months to make sure you can help shape our proposals.

Our first drop-in exhibition is taking place across two days:  

Wednesday 16 October 2019 (10:00 - 15:00), Acton Gardens Community Centre, Unit A Munster Court, Bollo Bridge Road, London W3 8UU

Thursday 17 October 2019 (15:00 - 20:00), Acton Gardens Community Centre, Unit A Munster Court, Bollo Bridge Road, London W3 8UU

The exhibition will be an opportunity to learn more about the Bollo Lane site and emerging proposals for what can be delivered there. Members of the project team will be available to answer your questions and there will be an opportunity to provide your feedback.

Site context

The proposed site stretches along the western side of Bollo Lane from Acton Town Station in the north to the rail crossings in the south (see map below). The site is bound by rail lines to the west and Bollo Lane to the east.

At present, the Bollo Lane site has a range of uses: from retail and commercial spaces at its northern end, to TfL buildings and associated rail operations in the south. Given the site’s length, it borders a similarly wide range of neighbours to the east. Existing and emerging residential buildings dominate the northern half, while light industrial spaces edge the site to the south.

History and heritage

The Bollo Lane site hosts several architectural acknowledgements and buildings of interest. Frank Pick House – named after the man responsible for some of TfL’s most iconic buildings and signage – is located on the site. An original Victorian substation can also be found towards the north of the site – a unique feature we hope to maintain and enhance within our proposals.

The north end of the site borders Acton Town Station, located at the junction of Gunnersbury Lane (A4000) and Bollo Lane. The original Acton Town Station (then Mill Hill Park) was built in 1879 and, in February 1910, the current building was designed by renowned transport architect Charles Holden. In March 1910, the station was opened under its current name.

Place Identity

We want to bring forward proposals for the Bollo Lane site in a way that reflects the identity of Acton and the surrounding area. That means consulting closely with local residents, businesses and the wider community to understand the characteristics and features that make Bollo Lane unique, including:

  • Use of open green spaces and ‘Green Corridors’
  • Excellent site connectivity and permeability
  • Sensitive and contextual development
  • Outstanding design and build quality
  • Integration with existing and emerging local development

Delivering real and lasting benefits

We are committed to creating proposals for Bollo Lane that provides real and lasting benefits to the wider Acton community. Through consultation, design and delivery, we want to create a development that is better connected, locally sensitive and more sustainable.

Here are some of the public benefits that could be delivered on the Bollo Lane site:

  • New homes – and more affordable homes – for Acton and Ealing
  • New green spaces and extended ‘Green Corridors’
  • Enhanced public realm like pavements and landscaping along Bollo Lane
  • Support for environmentally friendly and sustainable ways to travel


We have undertaken an Equality Impact Assessment (EqIA). The EqIA examines what impact (positive or negative) the proposed changes have on customers with characteristics protected by the Equality Act 2010. The EqIA document can be found below.
